When selling a property in the UK, it is important to know what to expect.

1. Local Market Knowledge: Your estate agent should have a deep understanding of the local property market and a good understanding of the area. This can include local schools, transport links, current trends and property pricing to name a few.

2. Marketing Expertise: Expect your agent to market your property effectively. This should include professional photos, floor plan, arranging viewings and conducting viewings amongst other tasks that may need to be arranged.

3. Market Appraisal: Your agent should provide an accurate Market Appraisal, giving you the right advice about your property and discussing an achievable price.

4. Negotiation Skills: The job of an estate agent is to achieve the best possible outcome for you the vendor or seller of the property.  They should be able to negotiate, communicate offers promptly and advise you on offers received.

5. The Process: Your agent should guide you through the legal aspects of selling a property as much as possible. Also assist with arrangements for surveyors or contractors required during the sales process.

6. Communication: Expect regular updates and proactive clear communication throughout the process, both while the property is on the market and when your property is “under offer” or “in sale”. Your agent should be as proactive as possible rather than responsive.

7. Viewings and Feedback: Agents arrange viewings and provide feedback from viewers to help make slight adjustments if required and closer to a sale.

9. Fees and Agreements: Be clear about the fees and the terms of your agreement with the estate agent.
