Stanifords was originally established in 1989 and became Staniford Grays in 2022 when Grays Estate Agents (who themselves had a history in East Yorkshire for almost 20 years) merged with Stanifords to deliver a high quality specialist Estate Agency service. Our approach to pricing is to use a whole number rather than a “99p” pricing strategy. This is to ensure we attract the most exposure to your property using the price as possible. We believe a whole number is more likely to be included in an online search a buyer makes. This approach takes into careful consideration the search parameters today’s online property portals work.

Sales Particulars

We believe that the quality of our bespoke sales particulars is enhanced by our professional standard photography. Although the online and digital presentation of your property is the more important aspect, in this day and age the physical sales brochure still needs to make an impact on the reader.  We include floor plans as well as a comprehensive description, a high level of detail and factual information about your home. We also like to learn about any unusual, impressive or historical facts which can assist us in showing your property at its charming best and to give it the optimum chance to draw maximum interest from the market.

Photography

Our agents are equipped with professional standard SLR equipment and our back office team have access to software which helps create the best possible images of your home. We are also members of the Property Photography Academy and will also recommend ariel photography if we feel the property may benefit.

Managing Your Sale

At Staniford Grays our responsibilities to you, our client does not stop with securing you a buyer. In many ways this is just the beginning and the start of a very important process. Once a buyer has been qualified we will liaise and work alongside solicitors, the purchasers, mortgage lenders or brokers and other estate agents involved in the chain. We will maintain good relations between the buying and selling parties, as well as accurately documenting each stage of the transaction, keeping you, our client informed of progress at all times.

Market Appraisal

Our valuation team are extremely experienced both in appraising the local market and in the more technical aspects of residential property valuation. We are very clear in our objective which is to achieve the highest price possible in the current market in the quickest reasonable time frame. Everyone at Staniford Grays know that the delivery of this mission for our clients is our priority and goal. 

Contact/Communication

Our service is based on a high degree of client contact. We initially work together with our vendor clients to collect the required information and documents to get your home up and running on the market.  Followed by close communication and updates as we move towards attracting a buyer for you. Once the right buyer has been found both sellers and buyers and associated parties are kept fully informed as to the progress of the transaction as we tick off the milestones and head towards exchange of contracts and completion.

When choosing an estate agent to sell your home it is important to choose a compliant agent who can ensure everything is dealt with as it has to be. Staniford Grays are members of the National Association of Estate Agents (MNAEA) and the Association of Residential Letting Agents (MARLA).
