COMPLETION TIMEFRAME

The usual time frame, is ten weeks from fitting kitchen is usually the approximate completion date. If you are unable to pay for over budget costs, we would continue with the standard layout of the plot.

DEPOSIT FOR EXTRAS

This will be the amount for any over budget costs and would need to be paid up front and prior to us commencing any work or alterations to the plot (this would be non-refundable) and paid direct to Risby Homes.

SPECIFICATION

-Externally - All driveways and patios are blocked paved with high level timber fencing boundary and side gate access for bins etc. Fronts are all low level landscaped wild flower style planting (as agreed with ERCC).
-Kitchen - Comes with a range of Neff integrated appliances (usually full size dishwasher, fridge/freezer, single hide and slide oven (where applicable) induction hob and extractor hood), granite worktops, splashback, upstands and window cill standard size kitchen units both floor and wall mounted. Over hung sink and drainer and mixer tap (show home has underhung sink and quartz worktops which is an upgrade). BMS Kitchens will guide you through this process.
-Brushed chrome sockets and switches are included throughout the main ground floor area and master bedroom which also comes with USB points as standard.
-Oak internal finished doors, handrails.
-Utility - Plumbed for washer and space for dryer, with sink and worktop (we do not install granite in the utility) and base unit for storage under.
-Garage - Comes with electric remote control roller door and power socket.
-Bathrooms/En-suites - Half tiled wall and tiled floors, with heated towel rail, vanity unit wash basin, showers have rain head shower, and pull down shower head. Bath has shower over and shower
screen in family bathroom which also has a sensor touch light up mirror. Ceramic Tile Merchants will guide you through this process.
-Kitchen/bathrooms - Downlighters in these areas.
-Quickstep LVT flooring is included (straight laid) in the kitchen/dining room, hallway, downstairs W.C and utility room, and we will fit carpets in the rest of the house. If you prefer to extend the LVT,
through to any other rooms, or have it fitted in the herringbone style, this would be at your own expense. East Yorkshire Flooring will guide you through this process.
-Turf to the rear garden is additional cost, and we can arrange a quote for you, so this can be laid the week before you are due to move in.
-Underfloor heating throughout the ground floor, and each room has its own thermostat.
-The remainder of the house is gas central heating run off a combi boiler.
-Regarding blinds/shutters etc: we have an exclusive arrangement with Paul @ Minster Blinds, which allows you to have these fitted prior to you moving in. Minster Blinds: 07864 348469. If you decide to go with another company, we cannot allow them access or fitting before the house has legally completed.
