Flooring and carpets are not included in any other areas in the house as standard. Carpets can be arranged directly through our partners at East Yorkshire Flooring at an additional cost and can be installed prior to completion. East Yorkshire Flooring will be happy to guide you through your flooring selection process.
ELECTRICAL
Brushed chrome sockets and switches are included in the kitchen, lounge, study, hallway and master bedroom, white sockets and switches to the remainder. In addition, master bedroom sockets include USB charging points.
Kitchen and bathrooms include downlights, with single pendants in all other rooms as standard. Pre-wiring for smart TV & SKY HD, with a TV aerial point in all bedrooms and living areas. Telephone point & HDMI included in lounge. Intruder alarm included as standard.
CENTRAL HEATING
A gas fired boiler provides underfloor heating to ground floor with radiators to upper floors. Energy efficient zoned heating giving extensive control.
EXTERNAL
An outside tap and external power point will be provided as well as external lighting to entry and exit points of property.
All driveways and patios will be block paved, with high level timber fencing boundaries and side gate access. Front gardens will be landscaped with either low level planting or turf. Turf to your rear garden is not included as standard, but can be arranged at an additional cost.

COMPLETION TIMEFRAME
The usual time frame, is ten weeks from fitting kitchen is usually the approximate completion date. If you are unable to pay for over budget costs, we would continue with the standard layout of the plot.

This will be the amount for any over budget costs and would need to be paid up front and prior to us commencing any work or alterations to the plot (this would be non-refundable) and paid direct to Risby Homes
